Inspection is done!

They had a great time playing soccer, see-sawing and blowing bubbles even though the yard was a little soggy.

Today was the home inspection. Everything went really well. The inspector said the house is in good shape for it's age, he only had minor repairs listed in his report. The termite inspector found no termites - yaaayy! So now we wait for the report back from the buyer's agent that will ask us to repair as many items (up to $500) as they decide need repaired. We are still waiting for the final appraisal which should come in either tomorrow or Monday, after all those loose ends are tied up we should be ready to finalize everything as long as the appraisal is high enough. I am so glad tomorrow is Friday! Looking forward to a (hopefully!) restful weekend. Happy Friday to everyone out there!

Lovin' this new purse


Annabelle and I stopped at Old Navy last night and I picked up this new purse. Halfway through the store she decided her shoes were hurting her feet & she couldn't walk anymore, I ended up hoisting her onto my hip and toting her (wearing only one shoe now) through the rest of the store. By the time I got to the register (where she insisted on sitting on the counter) I was panting like I'd ran a marathon and I was covered in sweat but it was worth it! Seems like all the purses in stores now are larger than a piece of carry on luggage, this one is smaller yet roomy enough to hold a sippy cup, pull up and goldfish crackers...a true must have! I'm lovin' it.

Wednesday...

Appraisal is done now, we won't know the results for a few days but our agent was very optimistic about it.
She was only worried that we don't have a closet in the second bedroom of the house, we've decided if that ends up being a problem we'll just have to quickly construct one. The Buyer has decided to go ahead with the inspection, it will take place tomorrow. After that we will just need to make any repairs and hopefully (everyone say a prayer please) closing will take place on June 30th. Justin contacted a real estate agent in Edinburg recommended by one of his new teaching colleagues, we hope she will be able to find us a nice new place down South!

Bad luck has been running rampant at the office. Lots of flat tires, sickness, divorces, root canals etc. Today two of the six of us had flat tires! I noticed I have a bad looking tooth and made an appointment for next week to have it checked out, I'm trying to tie up as many loose ends with doctors/dentist appointments for Annabelle and I since we will probably have to go without insurance for a month or so before our new insurance starts. So much to do, so little time :)

Appraisal

Appraisal is schedule for tomorrow at 4 pm. If the appraisal goes well the inspection will be set for Wednesday or Friday. Praying for everything to work out!

Told Ruth this morning that Annabelle will only be with her for about one more month, she wasn't as surprised as I thought she would be! I think Annabelle will miss her very, very much.

Uneventful Weekend :)


Not much new going on around here. We had plans to go to the Art Festival on Saturday but woke up to cloudy skies so decided we didn't want to chance being stuck outside if bad weather moved in. We did a little clothes shopping instead, Annabelle ended up with most of the new stuff as always! Today was overcast also and VERY windy, we tried to go outside for a while but it was so windy Annabelle kept falling down! So, we did some more shopping and Annabelle picked out a new baby (a girl can never have enough babies!). Our yard, lawn, flowers etc. are looking really good this year, of course they are since we're moving! We still have no word on the appraisal, our real estate agent emailed and said the only thing she has heard is that it will be early in the week but the appraisers are swamped since interest rates are low. Justin and I are trying to make tentative plans to travel to Edinburg to look for a new home, we are tentatively planning on going around May 17 if all goes as planned, which it never does :) Time seems to be moving by very quickly now, before you know it we will be heading South! Daddy, Play the PieNeeNee!

Frustrating, frustrating...what more can I say?

Why does selling a home have to be so difficult? Yesterday our agent called and said the Buyer wanted her insurance company to come out and look at the house to see if they would cover the roof. Today our agent called and said the insurance agency WILL cover the roof, it is basically in good shape, has a few cracked shingles but they will cover it. Now for the frustrating part...the Buyer has decided to cancel the Friday inspection because she needs the house to meet the appraisal value so she can make sure she gets her FHA Loan, now we have to wait until next week sometime for the appraisal. If the house doesn't meet the appraisal value she would have to get a conventional loan...which she obviously can not get. So now we are playing a waiting game. Justin and I both decided it is a good idea to keep showing the house, so we told our agent to let anyone in who wants to look at it. The Buyer has nothing to loose if she backs out, we have two weeks of showing the house lost if she backs out! Hopefully this will all work out for the Buyer and we can move on!

7:30 a.m. Donut Run


Started the day with a 7:30 am run to Krispy Kreme for a chocolate sprinkled donut for the early bird...she was up at the crack of dawn telling me I need to make her breakfast...I can't wait til she can open the fridge and make her own breakfast!

SOLD - We hope!

Great News - The buyer with the low offer decided to take our counter offer. The house inspection will be Friday and, if all goes well, closing will be June 30th. That gives Justin and I time to get down to Texas and start our hunt for a new house and start moving forward on all that needs to be done before the big move can take place. I think we'll be much wiser this time around when we're looking for a new place now that we've been home owners and know what it takes to keep up a house! We've both decided we're too old for U-Haul so we're going to try to use a pod or service like that since the move is much further than we've ever done in the past.

We were out of the house most of the morning, the buyer wanted to look at the house one last time before the inspection. Another agent came by after that with another person who wanted to see the house. The weather was beautiful this afternoon here in Moore, sunny and 72 degrees. A storm with some hail is moving this way this evening and we are hoping our cars don't sustain any hail damage and we definitely don't want to see a tornado.

First Offer!

We received an offer on the house today. Unfortunately it wasn't a very good one. We countered back with what we want and will wait and see how it goes from here...We have three more showing scheduled for tomorrow, Friday and Saturday.

We had a good time visiting with Annessa this evening. Too bad she couldn't stay longer but she had to go home, too bad it's such a long drive! Annabelle had a good time "hiding" and showing Annessa all her "tricks"...silly girl! We hope Annessa had a good time with us, we enjoyed seeing you Annessa, you need to come back and see us soon!

Wednesday Update

Busy, busy, busy week. The house has been showing like CRAZY. Another showing is scheduled this afternoon and some folks from out of town are coming to look at it tomorrow morning. Our agent thought we had an offer last night but nothing has come through yet :(
Annabelle and I had to spend some time at the park eating dinner and playing last night so an agent could show the house again. Justin had night class and a concert last night. We've had some good comments on the house and some unusual ones too! One person questioned the drainage??? We live on a hill??

Annabelle got a Easter package in the mail from the Writers, thanks for the pink bunny, she loves it! Great addition to the stuffed animal collection!

Annessa is in town today, we'll be going to dinner with her tonight, should be lots of fun!

More Easter Fun





We had a fun Easter weekend at Siti & Papa's house. We dyed Easter eggs and had a lot of fun with Rylan and Leslie. Too bad the Easter egg hunt was cancelled on Sunday because of all the rain! The purple dress is from Siti, she made some really cute sundresses for Annabelle (and Annabelle loves them!). Annabelle got lots of toys and candy in her Easter basket(s) and we saw the Easter bunny in Siti & Papa's backyard - they have a brown rabbit that resides in their backyard! Thanks Siti and Papa for putting up with us for the weekend, we had a great time!

Our house was shown twice today...pretty good start, let's hope someone likes it enough to put in an offer soon!

Saturday at the Park





We went to the park in Chanute on Saturday with Siti, Leslie & Rylan. It was a nice day to feed the ducks and play. Annabelle had a great time!

Early Easter Presents!





Two Easter presents for Annabelle arrived in the mail, one from Aunt Lisa and another from Grandma & Grandpa Clark. The Easter Bunny must be ahead of schedule on the East coast! Annabelle loves her new color wonder coloring board, we can take it everywhere! Annabelle's new purple bunny from Aunt Lisa is sitting next to her in the chair helping her color. Thank you, she loves the Easter gifts!

Annabelle is feeling much better now, I guess the cold/allergy thing is over for now. She was feeling well enough last night to ride bikes, play in the dirt & make sidewalk chalk drawings with Derek, our neighbor and Annabelle's new best friend. Derek stopped by again tonight to see what the signs in our front yard meant, he was very sad when I explained to him that the signs meant we are selling our house and moving...poor guy, he REALLY likes Annabelle. Isn't that always how it goes? You find a new best friend and then you have to move!

Annabelle and I are planning a big trip to see Siti & Papa for Easter. I think we'll be leaving Saturday morning and coming back on Sunday, not sure if Justin will be joining us, he is always very busy and dedicated to the concerts/meeting etc. for school. We can't wait to see Siti, Papa, Leslie & Rylan!

Wednesday Happenings

Annabelle still has a horrible cold. Her eyes were swollen and almost purple yesterday when I picked her up from Ruth's house. I'm not sure if it's allergies or just a bad cold? She felt better this morning and her eyes looked much better. I knew she was feeling better because she was throwing things at me in the car this morning!

Saturday

Today we started the day out with our usual trip to the grocery store (Annabelle rode the horse and the truck in the entry to the store today and totally loved it!) After lunch Annabelle took a nap while Justin and I attempted to finish cleaning out the last big mess we had to conquer - all the leftover junk in our garage. I also put new mulch on my flower beds in preparation for the photos the realtor will take next week. I wanted to plant a few flowers but with the weatherman predicting colder weather this week I was afraid they may freeze! Tomorrow I move on to the next project - decluttering my kitchen countertops and top of the fridge...uggghhhh.

Annabelle woke up from her nap feeling okay, with a VERY runny nose and later today she had a 103 degree temperature! She is feeling better now and I am hoping this is just another 24 hour cold/runny nose thing...not another big sickness.

Siti and Papa leave for New Orleans tomorrow morning to see Regis and Kelly! We hope they have a fun and safe trip and we can't wait to hear about their adventures.

Midweek Update

Today we met with Keesty, our real estate agent, to go over the paperwork for putting our house on the market. We decided to list it at $85,000 in hopes that the price is low enough to sell it fairly quickly without giving it away. This could be a real bargain for a first time home buyer! We should have a sign posted in our yard and pictures of the house on the internet by the end of next week. We're praying that it sells by the end of June if not sooner. This will probably be the most inconvenient time trying to keep the house in good showing shape every day!

Annabelle was supposed to have a play date with Derek today but he didn't stop by, not such a bad thing because we were VERY busy this evening! Keesty also has a two year old son who we think would be a perfect friend for Annabelle!

I got an unusual promotion today at work - I am now a supervisor (no April Foolin'!)...I'm only supervising one other person who is having problems with her accounts. Not really something I WANT to do...and no extra pay for doing it :( Resume builder??
